Project: Restoration after a fire

Construction Challenge: The Pearce building
was a mixed use facility, with a retail store on
the street level and apartments on the
second and third floors. A fire in one of the
second floor apartments caused significant
damage both to that floor and to the ceiling
of the first floor below it.

Architectural Solution: In order to bring the
building up to current code standards, fire
separations and handicap restroom facilities
had to be incorporated into the architectural
re-design. Smoke damage was extensive, with
the result that the plaster and insulation had
to be removed, and the remaining studs
sealed to prevent the smell from permeating
the building. In the re-design process, the
apartment spaces were re-worked in order
to open up the floor plans and upgrade the
materials (floors, kitchens, bathrooms, etc.).
Energy-efficient insulation was added, and
the entire electric system upgraded. Once
the restoration was completed, the building
was able to command greater revenue as it
could boast luxury apartments and prime
retail space.
