Project: This house is designed for an existing
site with an existing dilapidated house
beyond rescue.

Construction Challenge: To meet zoning
requirements, the new house had to be built
within the footprint of the existing house
to very specific size requirements
(31-feet by 48-feet).

Architectural Solution: To appeal to the widest
potential audience, the developer’s requirements
included four bedrooms, 2 ½ baths, a family
room and garage, in addition to a formal
living room and dining room –
a lot to fit into a small package.
Schaefer Design responded to the tight project
schedule by developing this design from scratch
and producing a full set of construction
documents within two and a half weeks.
The house is designed to be very economical
to build using standard construction methods,
standard dimensional lumber, and a
simple structural system with a
center-bearing wall.
