Project: New construction of luxury condominiums

Construction Challenge: A developer purchased
an irregularly-shaped 1.75 acre property. His goal
was to build a 36-unit luxury condominium
complex on the site, which would include 80
parking spaces. The complex would need to
maintain the character of the neighborhood,
which had older and more traditional housing.

Architectural Solution: In order to maximize
the space on the property and to avoid a blocky
or obtrusive structure, the building was designed
in a U-shape. The two wings of the building break
up the visual mass and create a welcoming
feeling. A courtyard was created between the
arms of the building with a fountain and garden
area to visually draw people in and to create
an inviting place for the residents to relax.
The building was designed with four levels:
a lower, partially-buried level was reserved
for parking. The upper three levels were
for the single-floor condominium apartments.
The top level was detailed with gables and a
mansard roof with the result that the
building appeared to be a two-story edifice
with an attic level rather than a
four-story structure.
